What Is the Deep Retrofit Grant?
The deep retrofit grant — delivered through the SEAI One Stop Shop Service — funds a comprehensive whole-house upgrade that typically includes:
- Attic and wall insulation
- Heat pump installation
- Windows and doors replacement
- Heating controls and ventilation
- BER assessment (before and after)
The goal is to bring your home to at least a BER B2 rating — the government’s standard for an energy-efficient home. Many homes achieve A3 or better after a full deep retrofit.

Do I Qualify for the Deep Retrofit Grant?
To be eligible for the One Stop Shop deep retrofit grant your property must:
- Be in Ireland
- Have been built and occupied before 2011
- Currently have a BER rating of B3 or lower
- Achieve at least a B2 BER rating after the works are complete
The requirement for a minimum 100 kWh/m²/year energy uplift was removed from March 2026 for projects that include a heat pump — making it easier for more homes to qualify.
How the One Stop Shop Process Works

If your retrofit costs more than the grant covers, the Home Energy Upgrade Loan provides government-backed financing from 2.99% APR, available from AIB, Bank of Ireland, PTSB, Avant Money and participating credit unions. Loan amounts range from €5,000 to €75,000 and the upgrade must be supported by an SEAI grant and achieve at least a 20% energy improvement.
