What Are SEAI Grants?

SEAI grants are non-repayable government payments that help Irish homeowners reduce the cost of making their homes more energy efficient. They are managed by the Sustainable Energy Authority of Ireland (SEAI) and funded by the Department of the Environment, Climate and Communications.

The Three Types of SEAI Scheme

1. Individual Energy Upgrade Grants (Better Energy Homes)

The most commonly used route. You choose one or more upgrades, apply to SEAI before work starts, hire an SEAI-registered contractor, complete the work, then claim your grant back. You manage the project yourself. Grants can be combined — for example, you can claim for attic insulation, solar panels and heating controls in a single application.

2. One Stop Shop Service (Deep Retrofit)

Ideal for whole-house retrofits. A single SEAI-registered provider manages everything — from your initial BER assessment to project completion and grant administration. Your home must reach at least a B2 BER rating after works are complete. The grant is deducted upfront so you only pay the balance. Maximum grant is €50,000.

3. Warmer Homes Scheme (Fully Funded)

For homeowners on qualifying welfare payments (Fuel Allowance, Disability Allowance, Working Family Payment and others). SEAI covers 100% of the cost — you pay nothing. Note: the waiting list is currently 24+ months. If you qualify but cannot wait, you can access enhanced individual grants in the meantime without losing your place.

What’s New in 2026?

  • Heat pump grant doubled — rose from €6,500 to €12,500 (February 2026), now includes a €4,000 Renewable Heat Bonus and up to €2,000 for central heating upgrades.
  • Windows & doors grant launched — a brand-new standalone grant introduced March 2026. Up to €4,000 for windows on a detached home, plus €800 per external door.
  • Insulation grants increased — attic insulation for detached homes rose from €1,500 to €2,000. First-time buyers can now access €2,500.
  • Second wall insulation allowed — from March 2026, homeowners who already claimed a cavity wall grant can apply for a second wall insulation measure.
  • Enhanced welfare grants — homeowners on qualifying welfare payments can now access enhanced insulation grants rather than waiting 24 months for the Warmer Homes Scheme.

  • You must own the property (owner-occupier or landlord)
  • The property must be in Ireland
  • For insulation and heating grants — property must have been built and occupied before 2011
